Veritas Villages announces -1.9% Bitcoin financing for land in Panama

Autris says qualifying Veritas Villages buyers will receive a 1.9% annualized credit on their declining balance when they finance land and make payments in Bitcoin.

Veritas Villages announces -1.9% Bitcoin financing for land in Panama

Autris (OTC: AUTR) announced a financing structure that turns the usual mortgage model on its head. Under the proposed program, qualifying buyers who finance a homesite at Veritas Villages and make their monthly payments in Bitcoin would receive a 1.9% annualized credit on the outstanding balance instead of paying interest to the developer.

The company announced the program on October 9, 2026. Autris describes it as one of the first, and possibly the first, true negative-interest real estate financing programs tied to Bitcoin payments. That claim comes from the company and has not been independently verified.

How the -1.9% financing is meant to work

This is vendor financing, which means the seller finances the property rather than sending the buyer to a traditional bank. According to the announcement:

  • The program applies to qualifying land or homesite purchases.
  • Buyers must elect to make payments in Bitcoin.
  • Each timely monthly payment earns a credit equal to 1.9% annualized interest on the outstanding balance.
  • The benefit accrues over the life of the financing and decreases as the balance is repaid.

That last point separates the structure from a one-time Bitcoin discount at closing. The incentive continues month by month as long as the buyer meets the payment terms.

The press release does not yet specify the term, down payment, loan-to-value ratio, underwriting standards, treatment of late payments, or how Bitcoin's exchange rate will be calculated for each payment. Autris says those details will appear in the definitive vendor-financing agreements.

Why this matters for Bitcoin adoption in Panama

Most real estate transactions that accept Bitcoin still convert it into dollars at closing. This proposal goes further by rewarding buyers for continuing to use Bitcoin throughout the financing period.

Veritas Villages already presents Bitcoin as part of its community model. Its website says transactions within its communities can be completed in Bitcoin, alongside a broader focus on self-sufficiency, independent energy and freedom-oriented living. Autris CEO Patrick Hiebert said the financing program is intended to support a Bitcoin circular economy within those communities.

The company's Panama projects include communities near Coronado and in Chiriquí. Autris says the negative-rate program is expected to launch in select Veritas Villages communities, with expansion depending on demand and performance. It has not yet identified which specific properties will qualify.

Questions buyers should ask before signing

The headline rate is unusual, but the final agreement matters more than the headline. Prospective buyers should confirm:

  • Whether the purchase price and loan balance are denominated in Bitcoin, US dollars, or both.
  • Which exchange rate and timestamp determine the amount of each Bitcoin payment.
  • The required down payment, financing term and loan-to-value limit.
  • What happens to the negative-interest credit after a late or missed payment.
  • Title, closing costs, taxes, insurance and any community fees.
  • Whether early repayment changes the total credit received.

Independent legal and financial review is especially important when a contract combines real estate financing with a volatile payment asset.

A new test for Bitcoin real estate

If implemented as described, the program would move Bitcoin real estate beyond simple payment acceptance. It would make continued Bitcoin use part of the financing itself.

For Panama's Bitcoin community, the important next step is the release of the definitive terms. Those documents will show who qualifies, which properties are included and how the -1.9% credit works in practice.
